Landlord Fees

  • Set-up Fee

    60% of first month’s rental income + VAT (72% including VAT) subject to a minimum of £570 (£684 including VAT).

    The fee is payable upon the signing by the tenant of the Tenancy Agreement, and will be deducted from the monies received as advance rental payment.
  • Set-up Fee

    Tenant Reference – £30 per applicant (£36 including VAT).
  • Property Management Fee

    10% of rental income received (12% including VAT).

    Reduced to 9% of rental income received (10.8% including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.
  • Set-up Fee

    No Fee.
  • Property Management Fee

    13% of rental income received (15.6% including VAT).

    Reduced to 12% of rental income received (14.4% including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.
  • Set-up Fee

    £250 per tenancy (£300 including VAT).
  • Property Management Fee

    9% of rental income received (10.8% including VAT).

    Reduced to 8% of rental income received (9.6% including VAT) for landlords or their immediate family using any of our Full Management services to manage more than one property.
  • Carry out periodic or special inspection

    £25 each inspection (£30 including VAT).
  • Arrange repairs and maintenance and receive and arrange payment of contractor’s invoices for invoices over £250 including VAT

    10% of the net invoice (12% including VAT).
  • Change tenancy agreement

    £50 each change (£60 including VAT).
  • Renew tenancy agreement (same tenant, landlord, property or substantially same property)

    £50 each renewal (£60 including VAT).
  • Provide annual financial statement

    £85 each annual financial statement (£102 including VAT).
  • Serve section 8 or section 13 or section 21 notice

    £75 each notice (£90 including VAT).
  • Professional Fees

    £43.70 per hour (£52.44 including VAT).

    The fee covers any work additional to that covered by standard services (Let Only Silver, Full Management Gold, Full Management Platinum, Full Management Lite) the client has formally agreed to.
  • Mail Redirection

    £20 + postage + packing each time regardless of number of letters (£24 including VAT).
  • Duplication of keys

    Charged at cost.
  • Overseas telephone calls

    Charged at cost.
  • Energy Assessment (Energy Performance Certificate – EPC)

    £70.

    The fee covers the cost of an accredited Domestic Energy Assessor (DEA).
  • Gas Safety Check (incl. complete boiler service)

    £85 (including VAT).

    The fee covers the cost of a Gas Safe registered engineer.
  • Legionella Risk Assessment

    £100.

    The fee covers the cost of a Legionella risk assessor.
  • Electrical Installation Inspection and Testing (Electrical Installation Condition Report – EICR)

    Fee dependent on the complexity of the installation and time consumed inspecting and testing – up to £60 per hour (including VAT) for the first hour and £42 per hour (including VAT) thereafter. As a guide only, for up to and including 8 circuits cost would be minimum £180 (including VAT). Inspection and testing of electrical equipment and visual check of electrical installation (Visual Condition Report) at hourly rates.
  • Inventory and Schedule of Condition Report (written and photographic)

Where applicable additional charges may apply for en-suite bathrooms, conservatories, utility rooms, weekend appointments, use of a paid car park, paper copies of report sent via post, copies of original photographs on a DVD, larger than average rooms (containing lots of items), furnished holiday lets – please contact us for a bespoke quotation if required.
